Landlord’s Electrical Safety Certificates
If you are letting your property you will be required to obtain an Electrical Safety Certificate which is also known as a Periodic Inspection Report (PIR) or Electrical Condition Report. It is a report produced by registered NICEIC electricians ensuring your electrical installation meets the current British standards and regulations.
The Electrical Safety Certificate is not a mandatory certificate for landlord’s however, it is the landlords responsibility to ensure all electrical wiring and fittings within the property are deemed safe to use. The Electrical Safety Certificate is only mandatory if you are letting through a Council or Housing Association as they will ask you to provide an official NICEIC certificate.
Fuse Board Replacement / Consumer Unit Upgrade / New Fuse Board
It is commonly found that many of the residential buildings in our area contain old fuse-boards, some have been found dating back to as old as 1920. It is highly recommended that fuse boards are upgraded to the new 17th edition fuse board. This fuse board uses RCD protection to ensure that in the event of a potential shock hazard the circuit will trip or break, so that there is no longer a risk of shock to the householder.

We would recommend that you only use a fully qualified electrician when replacing your fuse board/consumer unit. You should never try and swap your fuse board/consumer unit yourself or have someone that isn’t registered by the NICEIC or other government body do it on your behalf because this is highly dangerous and could result in death due to the dangerously high current passing into the fuse-board from the main supply. All work undertaken will act in accordance with approved Document PartP of the Building Regulations. All types of dwellings can be re-wired. Once rewired, an installation should last in excess of 40 years if properly maintained and kept up to date with future regulation changes.
